What the owner says

“We moved here some nine years ago and have always enjoyed being steeped in the history of this beautiful building surrounded by such lovely grounds. However as there are just the two of us here we feel it is time to downsize and let another family take pleasure in this historic home. It is extremely quiet and peaceful as the hamlet of Ratling lies on the edge of the village of Adisham and is surrounded by countryside but we are also very close to an excellent farm shop and cafe. It is very conveniently located also as we are a 5 minute walk to Adisham station which takes you into Canterbury and London Victoria, and has easy access to Canterbury and all motorways making it easy to get to London.

Adisham includes a primary school that is rated Outstanding by Ofsted and a railway station with access to trains for Dover and Canterbury and sits between the larger villages of Wingham and Barham. Wingham includes local shops, a post office and a couple of pubs while Barham also has a charming pub. We are only a short distance from the village of Bridge with its three pubs including two with very good restaurants as well as a variety of useful shops such as a baker, butcher, small supermarket, health centre, chemist and equestrian outlet plus a dentist, hairdressers and gift shop".

Property details

Driving through the electronically operated gate and down the long drive to this property you are taken past paddocks and impressive specimen trees and the delightful wildlife lake where in addition to a wide variety of fish you will find ducks and water lilies with moor hens nesting along the bank. You can park your car in front of the stunning old building that incorporates garages for eight cars and two oasts and then you turn to look back at this very special residence. The Grade I listed property nestles in the midst of 4.654 acres and the first thing you see is the fascinating thatched Donkey Wheel house that leads to the back door. This large area includes the circular flint path that the donkeys used to walk around in order to draw water from the well that is about 114ft deep. This whole area makes an unusual and very interesting outdoor entertainment space and is adjacent to the boiler room that was the old brew house. From the rear porch you walk into the vast and archetypal English country kitchen/breakfast room with its four oven oil fired Aga built into the fireplace, bespoke fitments and huge kitchen table where family and friends can sit and relax. It has a wonderful beamed ceiling, oak flooring and even a pump from an underground tank outside that used to provide the water. The large dining room is ideal for more formal entertaining and includes sash windows as well as interesting ceiling hooks that were probably used for hanging game in days of yore. There is also a large crockery cupboard and a walk in pantry where you can keep glasses and wine that also incorporates an intriguing little servants' payment booth from the days when the estate had numerous staff. Moving into the drawing room you are immediately drawn to the vast and magnificent inglenook fireplace with its antique style log burning stove, superb ceiling beams and the main staircase to the first floor. Between here and the sitting room is the main hall and historic front door with its massive old key. Here you will find a beautiful brick wall interspersed with wall beams and it takes you through to the light and bright sitting room.
