Description

This characterful Edwardian detached family home is situated in a cul-de-sac in the seaside fishing village of Kingsdown and approached either through a pedestrian gate or double gates that open onto the driveway and the garage. The property has been wonderfully modernised but still includes some period features including parquet flooring, the original staircase, high coved ceilings, fireplaces, ceiling roses, leaded light windows and replica double glazed sash windows.

A pathway bordered by shrub beds and a lawn, leads down to a patio, the original veranda style entrance and period front door. This opens into a porch with a storage cupboard and stained glass French doors that access the hallway. There is an elegant sitting room with a fascinating angled window, an impressive wood surround fireplace with an open fire and French doors to a fitted study with French doors to a side pathway.

The dual aspect family and dining areas include an original dresser/display cabinet and French doors to the upper decked patio in the dining area. While the family area features a wood surround fireplace with an open fire, a bay window and stained glass windows to the adjacent kitchen. There is access to a cloakroom, storage facilities and the utility room and glazed doors open into the contemporary kitchen. This has engineered oak flooring, Velux windows and a door to the front garden, a larder, breakfast bar and white flat fronted units housing various appliances.

Upstairs there is a modern family bathroom, a single bedroom and three doubles including two with fitted bedroom furniture and the dual aspect main bedroom with original leaded light windows, fitted bedroom furniture and an ensuite shower. On the second floor there is a large vaulted ceiling loft room with a Velux window and eaves storage.

The garden features lawns and various seating areas including the upper patio, a superb paved terrace surrounded by plant borders and trees, a decked patio for al fresco dining, a barbecue area and a vegetable patch. A separate pitched roof outbuilding could always be converted into an annexe, subject to planning.

What the Owner says:

We fell in love with this property over 20 years ago even though it was in a somewhat parlous state but have thoroughly enjoyed creating a special home. It is a very quiet, peaceful and secure area and the Outstanding local primary school is within easy walking distance. We are not far from the Walmer and Kingsdown golf course and close to the seafront as well as the countryside.
Kingsdown includes a general store, post office, butcher and three pubs. You can cycle to Walmer with its shops, restaurants and the Downs Sailing Club, while fast trains from Walmer station can whisk you to London in an hour and 20 minutes. Deal is close by with its independent shops, seafront, eateries and Saturday market. While there are excellent grammar schools in Dover, Canterbury and Sandwich with top class private schools in the surrounding towns.
