Description

This Grade II Listed ‘hidden gem’ oozes historical character and includes a swimming pool and spacious gardens. There is a parking area outside the garage and a pathway bordered by a front garden leading to the entrance. A porch with a cloakroom provides access to the reception hall that has an open archway to the living room with its beams, shelving and a log burner as well as a lift and staircase to the first floor. This includes a double bedroom with an angle vaulted ceiling, a family bathroom and cloakroom plus the beamed first bedroom with attic access. French doors lead from the living room to the conservatory that has doors to the utility room, the front garden and the gorgeous rear garden.

On the other side of the reception hall there is a dining room with wood flooring, a brick fireplace, shelving, dado rails and a door to the kitchen that has shaker style units with Corian worktops and stand-alone appliances. A wrought iron balustraded staircase leads from the dining room to the other end of the first floor where there are two double bedrooms with vanity basins and cast iron fireplaces. There is a potential annexe consisting of a kitchenette, a utility area, coat/boot room, a shower room and a door to the garage/workshop. Stairs lead to the beamed loft rooms which could also be a bedroom and lounge.

The impressive gardens include a large greenhouse, summerhouse and garden shed plus a spacious lawn bordered by wondered plantings and trellised compartments. There is a vine covered outdoor dining area and a cantilevered covered heated swimming pool, paved terrace and a seating area. A covered walkway, with solar panels to heat the swimming pool, leads to the lower garden with its wisteria covered wall and beautiful flower and shrub borders.

What the Owner says:

I have spent many happy years here but I now want to move nearer my children. Although needing updating, the house has the basics to create a unique family home with the advantage of the lovely swimming pool, gardens and the annex that could be extended further by incorporating the garage, subject to the necessary permissions.
Fordwich is the smallest town in England with its own town hall, historic buildings and two pub/restaurants including the Michelin Star Fordwich Arms. Sturry features a pharmacy, post office, hairdresser and a convenience store plus the Kings Junior school, an Outstanding primary school, cricket club and a station where high speed trains to London take just over an hour. We are not far from a retail park and Canterbury with its historic buildings, high street stores and individual shops, restaurants, bars, a cinema, theatres and two stations as well as excellent grammar and private schools, three universities, a further education college and the Kent cricket ground. For sporting enthusiasts there are golf courses, fishing, sailing and air rifle shooting available nearby as well as the Polo Farm Club and the Kingsmead Leisure Centre.
