Description

Located in an elevated position with panoramic countryside views in an AONB, this characterful residence was originally built in 1961 using reclaimed materials. It has delightful period features including exposed beams, wood doors, fireplaces and parquet flooring and is accessed up a private drive off Petham high street. Electric wood gates open onto a spacious gravel frontage, providing off road parking and an EV charger. An oak framed porch includes banquette seating and access to the hall with a cloakroom and storage facilities.

The lounge has panelled walls and a wide archway to the dual aspect snug with a log burner and a box bay window. While the dining room includes a feature brick wall and an inglenook style fireplace incorporating a log burner, log store and a storage area. It has direct access to the triple aspect kitchen with French doors to the garden, space for a kitchen table, bespoke units with quartz worktops housing stand-alone appliances and a range cooker. There is a utility room and a stable door to a boot room with external access. Also on the ground floor is a double bedroom with en suite shower room.

The first floor landing includes an airing cupboard and access to a family bathroom and four bedrooms. There is a single bedroom/study, two double bedrooms and the main suite with a bespoke fitted dressing room and a stunning bathroom.

A separate annexe includes triple bi-fold front doors that open into a kitchen/lounge/diner with a skylight, a double bedroom and an ensuite shower.

Mature trees and shrub beds surround much of the property that includes a large lawn, raised shrub and vegetable beds, a pond, a greenhouse and various terraces. There is also close board fencing and a gate to a lower bank area.

What the Owner says:

This has been our family home for the almost eight years, we fell in love with the character of the property and the stunning views of the downs and surrounding vineyards. Being elevated above the rooftops of the village gives the property a real sense of privacy and tranquillity with a rich array of birds and wildlife on constant display. These views are what drew us in and have been an amazing experience across the years, but the time has come to move on due to our family starting to fly the nest and commuting times to work. The village has a primary school with a Good Ofsted rating, a Grade I listed church, cricket club and the village hall that offer a wide variety of community activities/clubs, as well as several pubs/restaurants in walking or cycling distance. There is a nearby garden centre, and it is not far to Lower Hardres where you will find a farm shop. A regular bus goes into Canterbury with its historic buildings , shops, restaurants and entertainment, and outstanding state and private schools as well as three universities, two theatres, Polo Farm Sports club plus several golf clubs and Bursted Manor Riding Centre with off road riding in the 440 acres of Lyminge Forest. Canterbury West will whisk you to St Pancras in under an hour and the Continent is within easy reach via the Channel Tunnel and Dover.
