With the Autumn Budget due on Wednesday 26 November 2025, we had a little think on what we’d like to see for buyers, sellers and landlords in our local towns and villages.

1.  Make mortgages a bit easier

Clear and sensible plans from the Chancellor could calm the mortgage market. If lenders feel confident, they tend to price mortgages a little keener. Even small drops would be a big help for the South East, where a fraction off the rate can mean a big difference.

This steadier mortgage market would give simpler budgeting and approvals for buyers and get the market on the move again.

2. Stamp Duty help

A big “holiday” is unlikely. But a small, time-limited tweak-like a higher tax-free slice for people downsizing, or a break for those bringing long-empty homes back into use, would free up family houses without pushing prices up.

This could see downsizers moving sooner, more three to four bed homes for growing families and, thanks to a rise in choice, helping everyone get moving.

3. A common-sense nudge for the rental market

Landlords pay extra Stamp Duty on second homes. We’re not calling for a big giveaway, but targeted exceptions (for example, when someone buys a long-empty property to rent out) would add much-needed homes for local renters to meet supply and keep rent levels in check.

4. Planning that gets homes built

We’d like funding for more planning officers, faster appeals and quicker sign-offs for infrastructure, so sites can move from “talked about” to “under way.”

Brownfield first, and sensible use of so-called “grey-belt” where it unlocks well-located homes.

New schemes in our area would mean more homes to buy and more choices to rent, with options for different budgets and situations.
