Description

This unlisted Georgian residence was originally built in 1805 as The Carpenter’s Arms pub to provide somewhere for the navvies building the Hythe Military Canal to relax and continued as a pub until the 1960s. It was then converted into a private dwelling. The total plot size is 1 acre, which includes a separate paddock next to the property and has been in the current owners’ family since 1982. There is an impressive frontage with a brick wall and wrought iron railings leading to a pitched roof porch while internally period features include ornate coving, ceiling roses, picture rails, a period staircase and attractive fireplaces.

There is a spacious reception hall with a door to the garden, a brick fireplace and access to a contemporary cloakroom as well as parquet flooring that continues into the elegant sitting room. It was originally two rooms so has two brick fireplaces and a charming wooden plate shelf as well as a door to a dual aspect study/office and French doors to the conservatory. A contemporary kitchen/breakfast room includes glossy wall cabinets and wood effect units with a black sparkly worktop housing Bosch appliances, larder cupboards, a stand-alone American style fridge freezer and a peninsular dividing the kitchen from the spacious breakfast area. It is adjacent to the well-proportioned dual aspect formal dining room.

Off the large landing is a modern family shower room and four double bedrooms including one with Velux windows and access to a partially boarded attic, a double, a guest room with a walk in wardrobe and an ensuite shower and the principal with a dressing room, fitted cupboards and bedroom furniture, an ensuite bathroom and a balcony overlooking the garden.

The vast rear terrace is ideal for al fresco entertaining, while under the balcony is an internal store room that could always be converted into an office. There is a large lawn, a central pergola, shrub borders, access to the footpath beside the Military Canal and a gate to the paddock as well as a driveway for off road parking and a detached double garage.

What the Owner says:

This property was our parents’ pride and joy for more than four decades. They revelled in the space, the history, the character and the location. It is close to the Unit 1 pub and not far to Botolph’s Bridge, the sandy beach at Dymchurch and fishing on the canal. There are good local primary schools and excellent grammar and private schools in the surrounding towns.
Lympne has the Port Lympne Animal Park, an historic castle with a Medieval Pub and the Naughty Dog restaurant, the County Members pub, a convenience store and post office. Nearby Hythe includes individual shops, restaurants, pavement cafés, supermarkets and the Hythe and District miniature railway plus a plethora of sports clubs including the Sene Valley Golf Club. You can access the fast train from Westenhanger or Ashford station and it is not far to the M20 and Channel Tunnel.
